Getting your home ready to sell
According to the Oakville Real Estate Board, the best chance for selling your property is within the first 7 weeks. Studies show the longer a property stays on the market, the less the seller will net. Pricing your property accurately is hugely important in order to take advantage of that window of opportunity. Overpricing will reduce the number of potential offers and reduce the number of viewings. It will also limit qualified buyers and create appraisal issues. Your over-priced listing will merely serve to sell the competing homes as they become more attractive in comparison, wasting you, the seller, valuable time and money.
Beyond price, there are several other factors that can help you get your best price and sell your home faster:
First Impression
You don’t get a second chance to make a first impression. What is the curb appeal of your home? Your front yard immediately reflects the inside condition of your property to the buyer. Trim trees and bushes that block visibility of your home from the street. Sweep or shovel the walkways. Remove debris. Repair broken or damaged fencing. What about the front entrance? It should be as spacious and inviting as possible. Remember that buyers come typically in groups of three, so you don’t want the front entrance to feel cramped. Pick up shoes and boots. Replace torn or muddy mats.
Depersonalize your home
This can be a sensitive issue, especially if you have taken much time to put your creative flair into your home. However, you don’t want anything to interfere with the potential buyer seeing himself living in that home. You may like the Safari theme with Zebra pillows and Elephant wall-paper, but it may scare your buyer away. Remove personal photographs, intricate collections, the clutter on the fridge, etc. Make the spaces and colours as neutral as possible.
Make your home feel welcoming
Top-Selling Agents will not show your home if both the key and access are not readily available. Have an electronic keybox installed by your realtor. Make sure that you and your pets are absent during showings, , allowing the Buyer to feel at ease and spend more time. Brighten the home by keeping all lights on, drapes open. Keep all interior doors unlocked and accessible. If you happen to be present, don’t offer information, let the buyer’s agents do their job. A buyer is often irritated by an over-eager or pushy seller.
Paint and Flooring
Paint gives the biggest bang for the buck as an improvement on your investment. Paint when there are chips, exposed or faded wood. Use neutral colours to create more expansive spaces. Avoid strong or dark colours. Consider replacing worn, dirty or garish carpets.
